In response to an update on Cardinale Enterprises having signed lease agreements with four businesses and negotiating now with five others, we asked you, our readers, to tell us what you would prefer to see developed at the Barnegat Crossings site on Lighthouse Drive.
A clear majority support a supermarket on the site while many wish for a bowling alley.
In the comments that followed the story, many expressed a desire to see specialty stores like Wegmans or Trader Joe's. There were also calls for Delicious Orchards -- a produce store, a Stop N'Shop supermarket, a game shop for kids, a Christmas shop and a large corporation bringing more higher-end jobs to the area.
According to Danielle Bilotti, property manager for Cardinale Enterprises, the company has finalized agreements with the following businesses:
- Retro Fitness
- Atlantic Wireless or Wireless Experience – AT&T Reseller
- BSR Physical Therapy
- U-Swirl Frozen Yogurt
Cardinale Enterprises, a Red Bank-based developer, also is in negotiations with Pad Site Fast Food (currently waiting for a counterrsigned document), a nail salon, a hair salon, an Asian restaurant and a bagel and coffee shop, Bilotti said.
Two liquor licenses are available to use within the site, as well, Bilotti added.
Emphasizing that the timeline is tentative at this point, Bilotti said the earliest of the stores are expected to possibly open at the end of 2013 or sooner.

Not in the least impressed with these offerings. How about a supermarket in Barnegat or doing something to transform the A&P building into a viable business? Isn't it time to offer the taxpayers something actually useful? This area is on nail salon and fast food overload. A bowling alley is a great idea. Why not consider turning the old A&P into something recreational? There's a complete lack of commercial vision in Barnegat.

Both A&P and Genaudis were allowed to become run down. The A&P had trouble competing with Shoprite prices and selection. Genaudis knew it was pulling out of the Southern NJ /PA market. A Wegman's would do good in the Genaudi's space but Wegman's would rather build new, perhaps as a stand alone in/near the Crossings. That of course would cause a problem fo Genaudi's which promises to stay open till another supermarket takes over it's space.

What about a steak restaurant like Lone Star or Texas Road House. You have to drive to Brick or way south to eat at a place like that. We already have 2 bagel shops, why another? Put something different in there like maybe a good bakery, we don't have anything like that around here either. A bowling ally sounds nice for our area, then our kids don't have to drive far to have fun.

That all sounds great, but those "big box" places like Lone Star or Texas Road House expect a certain amount of traffic, and the traffic count in Barnegat although some might think is high, is really low for a 'big box" restaurant. Bowling alley is great, but they too expect numbers to be high enough to be "guaranteed" a return. Barnegat was a great small town, but now we are in between a "Toms River" and a "Forked River", we have ZERO!

The word on the former A&P site is that there is discussion to open a Big Lots over there. This would be a nice addition to the township, as they sell everything from groceries to gadgets to patio furniture at discount prices.
As far as Barnegat Crossing is concerned ... a bowling alley would be terrific. There isn't enough to do in this town, and such an establishment with a bar would attract people from all over the southern part of the county. My hope is that we will get some fast food establishments that will be unique to the area: Arby's, Popeyes, Five Guys (or another "better burger" chain), Bubbakoo's (or another local or nationwide burrito chain), Chick-Fil-A, or Pollo Tropical would be nice to have. Of course, it would also be great to have a restaurant like a Golden Corral (imagine the business that it would do, with all the national advertising it gets), but we'll take whatever we can get. Hopefully we'll get some places that fill a void in the area.

That mall will NOT be built until they lease enough space to make money! Barnegat has a very low traffic count (not sure why we have 7 traffic lights from settlers to the GSP). We have traffic for 10 weeks that's it. If you want my opinion, that Retro will not open until approximately middle 2013 or beyond.

Lets see, we'll probably get another Pizza Parlor, a Dry Cleaners, a Chinese Takeout place, maybe a gift store, and other redundant and uninspiring businesses. Like we need more of these. Love that we will have yet another Bagel Shop, you can never have too many. Oh, I see we are getting an "Asian Restaurant", so my fears are already realized. Maybe an auto parts store? How about they put in something really unique and interesting like a fast food restaurant like Subway. Yeah, we need more of those culture-enriching establishments to further satisfy the pedestrian and mundane wants of this town's population.
And oh, we so need another store that sells cell phones. Can't possibly get enough of that. While they are at it, perhaps work with the MVC to have an office there so we don't have to drive the 4 miles to Manahawkin.
What I really can't wait for though, is another Italian place serving mediocre pizza for 2.50 a slice. You just haven't lived until you have that.
This town disgusts me. I have been here 30 years. All that has been done is to sell the place out to developers and worthless business entities that serve up the same schlock and crap all over town. Just so the lazy-ass residents of this town can get a burger, a pint of Lo Mein, or a slice.

When I moved into Barnegat 23 years ago, there was one pharmacy, no we have 6 at last count. A&P was a always substandard and the property managers did nothing to support the store. The entire shopping center is an eyesore that even after improvements leaves a lot to be desired. The plaza needs to be heavily updated to attract the right tenants. Big Lots is step in the wrong direction. The entire Route 9 corridor has been neglected and the surrounding towns have beat us to the punch for the most attractive ratable's. My wife shopped at Shop-Rite in Manahawkin for many years and now patronizes the new Waretown store. She bypassed Genuardis and A&P for either Shop-Rite. The political machine in this town as well as the preservation police have driven away several developers with great ideas for Route 9, while the establishment formerly known as "Down the Hatch" still stands. We are the laughing stock of Southern Ocean County whose time has passed. It will be very difficult to catch up. Wegman's would fare just as Genuardi's did. I agree Stop & Shop would do well in the Genuardi's space, nothing will do well in the A&P space until improvements are made.

I have been here the same amount of time and can totally relate to your observation of this town. It's one thing to maintain that sleepy little bedroom community we once had but, when demographics call for a change...you have to change or you get left in the dust as Barnegat has.
The committee wants to designate a Town Center along Route 9, if they if do not invite and are willing to accept change for new business development, then nothing will happen. Twenty years from now we'll be saying the same things. The Economic Development committee in this town has to become more aggressive, start looking at buildable and unbuildable properties and see if any of them can be combined to make attractive buildable tracts. Developers will move into a town that has attractive locations to develop. Inventory our current commercial and business community, then seek input from the community on what direction and business this town needs. Piece meal development has reigned supreme in Barnegat (except housing) for years and it is quite obvious. We spend hundreds of thousands of dollars to create a Master Plan for current and future growth. What good is it, if no one in Town Hall acts on it to better our community?
As far a grocery store, forget it. If either A&P or Genuardi's were money making locations for their parent companies, they'd either still be here or not talking about closing.

GameStop for kids - closer than traveling to waretown or manahawkin. Face it, digital video gaming is not going away anytime soon.
Modern Bowling alley with bar and pool tables or sure, family oriented places need to be brought into barnegat.
FOOD PLACES: Chilis, Ruby Tuesdays, Golden Corral, Chick-fil-A, Outback or Longhorn Steakhouses, Famous Dave's, Chipolte, Panera Bread, Salad Works etc would be better than redundant oriental food, bagels and the all too common drive thru fast food joints.
A really good Dollar Store would be beneficial too - they bring in big money and they have things that are sometimes needed as a last minute item for parties or BBQs, such as plates, cups, etc etc etc. instead of being burdened to go into a busy supermarket during "shore season".
A movie theater would be good too, it generates good revenue.
The town does not need any more liquor stores, pharmacies, or redundant garbage. In with the new, out with the old. :)

Bowling alley's are a bad investment, no one will build one. A good restaurant with liquor service would be nice. Maybe a nice cocktail lounge,something for the over 35's Probably too expensive for an antique shop. How about an ice cream shop. Wegman's would be great at the soon to be gone Genaudi's. A&P should be divided into separate stores, or perhaps an antiques center. We do not need "Town Center Development" Along W.Bay East of unning River Road or for a mile(or toe) on either side along Rt.9. We need a new form og government. A mayor elected by the people, 3 councilmen elected from 3 districts and a vice-mayor selected by the mayor. These could be paid 100,000 a year total.

Leroy, I love your lounge idea! My husband and I are planning on opening one in the next couple years for the age group mentioned. I think the problem is the area. Isn't it hard to get a liquor license? We have two bars in Barnegat and they are both of the same element so it would be nice to get different music and a different atmosphere but this town may not want that. Thats our fear for putting something like that here.

Older minds don't mean lack of good ideas. Too many younger people are concerned with the school system competition, not the academics , but the best ball fields and the most cheerleading trophys. Also Barnegat was valued as a small seashore town sandwiched between Forked River and Manahawkin. Too many "young-bloods" seem to have "development envy" and want to compete with those two towns. The town center development will be a disaster unless it is handled with the same care that Cape May has allowed... And even then Cape May is losing it's Official Historic Town designation. BTW what are the current salaries for Mayor and councilmen ?

Dunkin Donuts is supposedly, some how, going to be built behind the Delta gas station next to the Advance Auto. Not sure how the heck that is supposed to work out, or was even zoned into play being where the building is located. Anyone know more info on that?
Yes, Cherry Hill, Moorestown, Berlin, Lumberton and even the Medford region are or have expanded bringing in business to their towns. The more ratables, the better.
There's really nothing in town for the kids - especially those who are not involved in sports or don't have that interest. Why not open some type of facility that would benefit kids of all ages? I dunno, just a suggestion.

Great ideas and I'm sorry if I'm repeating but here's mine: If its official and Genuardis is leaving then that space would be the best fit for another grocery store. Why spend more to transform that space into something else and then spend more money to build up another grocery store. A bright inviting grocery store in the place of Genuardis is great!
As far as the Crossings, wouldnt the residents like a store or a few little stores to buy shoes, clothing and other things!?! I'm tired of going to Manahawkin or Lacey to buy things for my family! I'm tired of shoveling money into neighboring towns with lower taxes because the only thing my town has to offer is fast food and salons! A grocery store is great but we are replacing one with the other, we need money generating businesses in our town!
Bowling Alleys, one large restaurant (PJ's, Red Lobster, Buffalo Wild Wings), and a bunch of little strip chain STORES not salons and pizza joints! Examine the needs, not just take things that we currently have and move more of them to the Crossings!

Readers' comments compel me bring a cold but honest eye to the development of Barnegat Crossings. These letters make it appear that Barnegat has few good stores because it has an unsophisticated population with low level taste. Where all things could be suggested, our residents opt for fast food, nice bagel shops, supermarkets and promote a prohibitionist viewpoint. Why not a upscale steak house with a full service bar? And why would a bowling alley be anti family if it has a bar? Other sorts of all-weather recreation should also be created. A roller rink or ice rink? A place for ballroom dancing? A tavern with country western dancing, shuffle board, and trivial pursuit games? All these are possible in the space available. We could also use and anchor level department store. Keep supermarkets to the Genardi's site and old A&P site appropriately upgraded. It is pathetic to live in a lovely area which fails to develop attractive restaurants and stores. How about a restaurant by the dock where it is possible to watch the sunset while sipping on a fine wine? Surely at this point, Barnegat has attracted a lot of well to do folks who expect some sophisticated options in dining.

What I find fascinating about all the comments here is the impression I get about commenters' thoughts on where the businesses come from. The Township government doesn't bring them into town, nor does Cardinale start businesses. It is people just like all of you posting comments, who have a great idea for what would be successful and DO IT. Quit thinking what someone ELSE should do in Barnegat, and get started! Every successful business was started by someone like you and I who had an idea. The difference between them and us? They DID IT, and we TALKED about it.......

Well, we don't need another pizzeria (have at least 7 of them), don't need another drug store (have at least 5 of them) - but a bowling alley would be good for a recreational outlet or a Christmas Tree Shoppe would be great.

First things you have to consider : Is the business likely to succeed , and what type of people will it bring into Barnegat.
No one will open a Bowling Alley. They have to charge $18 a game to compete with a Billiard Parlor.
White Castles are great but draw a bad late night crowd.
Mom and Pop stores are great but people won't patronize them unless they are unique and good. A bakery or seafood store or butcher might survive. The Mud City chain or Mike's Subs would also be a good fit. But we don't need a subway, Arbys, Moes, or any other large scale fast food shops in Barnegat.
What we need is a local government that cares about keeping taxes lower ( no more semi-pro baseball and football fields) , while keeping the small town feel of Barnegat (no more McDs, Big Box Stores, and such. ) And lets get some design requirements in place if they are going ahead with the plans to screw up the actual center of town around Main Street and W. Bay.
Wegman's would be great for the Genaudi's site ,but Wegmans does not want to renovate. They want to start fresh.
An antique center might work at the A&P site, or it could be divided. A Game Room Store would be good for Barnegat.
Barnegate has no upscale restaurant with liquor service. The two places that serve liquor are a Pub and a Diner with a Pub. That would be good for Barnegat. Not a chain restaurant but something unique, Like the Capt's Inn (Forked River).

The only access would be on Lighthouse Dr. which has become a disaster since the new Parkway exit, WaWa and CVS have gone in.

Medical Marijuana sales would need a referendum and would most likely fail. And off track horse racing is dying out. You would need all sports betting. OTW is only crowded on certain days like Kentucky Derby Day , and then it is a traffic and parking nightmare.

Ok we do not need another bagel place, asian restaurant, nail salon, cell phone place. Why would they put a physical therapy place in a center like that? If we are building all these new houses and we have more families moving in, why not put in some stores like a trader joes, five guys, bobbys burger palace, outback? A bowling alley would be nice for the kids around here. How about an old navy, or other clothing stores? How ridiculous that they are trying to put in more crap around here. I think we need some fresh, younger folks to step in and make some decisions that are going to help make this town better, out with the old already! Bring some class to the town please!!! Lets not run out the mom and pop bagel shops, asian restaurants, etc. that are already here by putting in more!! I am actually suprised that they are not building another pharmacy really!

When I would attend Barnegat Planningi Board sessions,
specifically to fend off and comment on the mess you all had gotten
in with Walters Homes, and the failed Pine Snake studies ...
During one session the Cardinale principal had approached and
spoke of using the adjacent church parking lot for they did not have
enough parking units in their site plan ... I asked if there was going
to be a "bar" the answer was YES! Just as the church leaders
were leaving on our break, I asked them how it would look with drunks
leaving the Bowling Alley and Bar late in the evening, and into YOUR
church parking lot? Apparently, there is no bowling alley-bar going
forward ... as you are all asking for a bar and bowling alley ...
just be conscious and stop speaking of all the property tax benefits
from Commercial properties in Stafford ... "PAYMENT IN LIEU OF TAXES"
is the key and if it will ever be explained clearly? I for many cannot
get that explanation ... all we know property taxes in Stafford are huge
and have nearly doubled in some areas such as Beach Haven West
and Ocean Acres ...

One of the sons who was responsible for the
family hardware store turned into small booths
and a variety of very small creative businesses.
Created a huge flea market complex on Springfield
Avenue near the connection to Rt. 78.
I was fantastic and made use of a large series of
commercial warehouse structures ... health reasons
took this young man and it eventually sold out
to Home Depot and their upscale design center ...
design centers were all closed ... not saying another
Home Depot, but perhaps a large complex that
would enable folks to rent booths and sell wares
of all types? A Wholefoods or upscale food retailer
is dumb, just check their retail prices $$$
they usually build in up scale demographic locations
not in a major senior population such as Barnegat
and or Stafford ... perhaps when the Northern residents
compete their migration into Ocean County and get
suckered into building a substandard home ...
2030 may be suitable for WholeFoods as the county
politicos who live in the area will be ready to retire at 75-90 years old

Not surprising but "Rick" again is wrong and off base. The word "Big Lots" was used TWO other times in this comment section (one of them was saying what a bad idea it would be on the East side). NOT ONE PERSON said they wanted a Big Lots on the west side. Obviously, it is not the "up scale" store that everyone wants. My point is what you want and what you will get are two different things. This story says "Readers Would Like A Supermarket" well you aint getting one to replace the one you lost on the East side. Instead you are getting a low end discount store for economically disadvantaged people. Few care what is put in the wrong side of town.

If Trader JOE's is not interested, surely it has to be based upon
the demographics of this area ... we often shop at Trader Joe's in
Shrewsbury Mall and Medford locations, both have higher income
brackets, higher end homes, affordable housing are in Low Income
districts as they were developed during the 60's and 70's.
Kossef's of Beach Haven, son created an ingenious idea to put
a huge flea market series of small businesses into a large commercial
building complex ... that was shortly after the family created
first their great hardware store, surfing featured departments.
That son who passed away at a young adult age had the idea then
and can apply now to the A&P site ... many who have lost their
jobs and cannot get a job have resorted to a variety of small businesses.
The mix can be great for all ages, including those who cannot afford
the Short Hills Mall type of glitzy stores where a pair of pants rung
in the area of several hundred dollars ... Wal Mart crowds have become
successful in our area due to the demographics and moderate to
low income issues in so many families ... sorry but the facts are there.

I would like to see something like an indoor farmer's market at Genuardi's. I've been in them in PA, and what they have are things like a butcher, a vegetable stand, a bakery, a juice bar, a seafood counter all in one building. I'm probably not explaining it correctly, but it absolutely amazing. All fresh foods in one building. No canned goods or packaged goods, so it's not a supermarket, it's just individual businesses in one building.

What some of you are missing with regards to having higher end retail stores, eateries and/or supermarkets is this:
Those "higher end" folks have to travel THROUGH the Barnegat area via Rte 72, Rte 9 and the NJPKWY to get to LBI.
IF such types of stores were opened, YES, they WOULD benefit and yes the TWP would also benefit, not just during the "tourist season", but once word got out, trust me, those stores and locations would be busy year round.
The Committee or some of you have to stop thinking with a closed mind or the mentality that what could be opened in Barnegat is NOT just for the people of Barnegat. It's about getting businesses into town and getting the surrounding areas to KNOW such business IS HERE. By doing such, it draws in more people, maybe even putting an inkling of a thought in those folks minds that "hey, this is a nice town, it has amenities AND if we move here, we'd only be 15-20 mins from our favorite beach/shore town instead of the 1-2hr drive".
Seriously, open your minds, think BIG and take the many ideas above and do your research to see how those same businesses HAVE benefitted other towns in more ways than one.
C'mon, if the TWP committee can't see the writing on the walls, then the vote should speak louder than anything at the next polls.

Have you seen the kids on town lately? Have you seen them walking around town with nothing to do except get in trouble? What else would you have them do though? We offer them nothing. We gave them a skate park, whoopie, have you seen it lately? Oh and by the way, most kids don't skate anyway. Are you not aware that more and more of them are turning to drugs at disturbingly younger ages? Do you think bagel shops and and fast food joints will fill that void? They need a place to go that is local for them. A place that's fun and at the same time safe. These are our children and we are failing them miserably. Stop thinking about your own fat asses and think about what is truly important. We have a chance to show a family fun type developer that we have plenty of children who's entertainment they can profit from all year round if they choose to set up shop here. We don't need more places to eat. You can drive yourself to the next town for that. Your kids don't have that luxury. As for you old goats west of the parkway, sorry but the kids are the future and from what I see walking around town it's looking kind of bleak.

The main problem with some of these "kids" is the way they were brought up. They expect to be entertained rather than finding ways to entertain themselves. True there is little in the way of entertaiment offered in Barnegat for them....but just simple parks without high tech ballfields allow kids to gather for frisbee or playing music or whatever the mood. Perhaps someone should try to get a Girls&Boys Club of America started in the area... evan the A&P site ! Maybe some reduced bus fares would help, especially to the Free Beaches in A.C.
Businesses that cater to teens are not an answer ...how many hours a week would they actually spend in that shop ? They don't have the money to keep spending.
aybe the churches and schools should organize more activites like cleaning up the wetlands off hillside Ave. Give them school credit for participation.
I live near the center of town and actually I don't see all that many kids having problems. A small group hangs out by McDs, without any real problems.

There are currently two Boy Scout troops and several Girl Scout Troops and they all have rather small memberships.
Can you actually imagine parents allowing their kids to travel by bus to AC without any supervision?

By "kids" I mean 14-18.
Girls Scouts, and Boy Scouts (which is actually a homophobic religious organization) are both very different from thr Girls&Boys Clubs. The G&BCofA are a PLACE where kids from 6 to 18 gathers to play pool, chess, video games... , learn social skills , and such. They are seen a kewl places without forced participation. GS and BSA are seen as lame places for "goody two shoes" by the time one gets into high school.

In order to be a Boy Scout you have to be 1. A believer in "God" , no atheists or agnostics allowed ,about 15% of the population. 2. You can not be a homosexual or bi-sexual 10%/20% of the population.
It is also worth noting that the Girls&Boys Clubs of America have many co-ed activities such as dances , producing shows , etc. This interaction is a very important part of developement.

There are two Boy Scout troops with companion Cub Packs. One is chartered to a church, the other is chartered to the Masons.
There is also a renewed special needs Scout troop which is chartered to the American Legion. The units chartered to the church are not restricted to members of that church.
So I don't see how "homophobic religious organization" fits.

I moved from Wayne to Brick to get away from all the traffic and hustle and bustle. Then moved from Brick to Barnegat 22 years ago for the same reason. A steak restaurant would be nice, but to keep building to attract more people to come here ...
Do we want our part of Rt 9 to be like Lacey with the 4 lanes or like Manahwakin where it takes forever to get someplace. And the 15 min ride to the beach, forget about it, it would be more like an hour to get there.

I agree about the quiet atmosphere of Barnegat. Some commercial ratables could certainly help with the taxes, but why do they all have to be located within a half mile radius of town hall?
When I moved here there were two stop lights in town, Route 9 & Bay Ave and Routes 72 & 539. Now if you turn west on Bay Ave from Barnegat Blvd you go through five lights to get to the new WaWa, half a mile away.

I personally never removed anything from this post, and I doubt any of the regional editors did. They need a commitment from a certain number of stores before they can continue. They are hoping for some stores to open Nov/Dec. But in reality it is more like next March/April, or it could be years. The Genaurdi's is still available as is the WaWa. Most the big chains are in nearby Manahawkiin. been lowered but now the property taxes are GOING UP
TO OFFSET THE DEFICIT ... HUGE INFRASTRUCTURE,
HUGE NUMBER OF SALARIES, PENSIONS BENEFITS
HEALTH CARE PAID SICK DAYS FOR THOSE WHO RETIRE,
COMP DAYS, OVERTIME YEAH THE YEARS AHEAD
WILL BE A DISASTER THANKS FOR VOTING PARTISAN ...

There is plenty of affordable income housing in Barnegat/Stafford.
It is called Settler's Landing and Ocean Acres.
